What is under Bellaire
Most of Bellaire between Bissonnet and Beechnut was built from the late 1940s through the 1960s: one-story ranches on slab, cast iron drains cast into the slab, and a cast iron or clay lateral out to a city main under the street. The lots are big, the live oaks and pecans planted in 1955 are enormous, and the gumbo clay is the same clay that moves every foundation in the city. My Bellaire house was built in 2008 — why do I have sewer problems?
Because the lateral to the street was probably not replaced when the old house came down. Builders commonly tie the new house into the existing pipe at the property line. A camera inspection will show whether you have a 1950s clay or cast iron run under the front yard, and lining it usually solves it without touching the landscaping.
Do I need a hydrostatic test after foundation repair in Bellaire?
